Kings County Real Estate - what is really happening?
Many of my current first time home buyers, and repeat home buyers for that matter, have decided to buy a home simply because it "seems" like a good time to buy. What about you? Why are you still wasting money on rent? Hoping for the prices to continue to drop? Hoping rates get EVEN lower than the current historically low rates? Or just treading the waters, waiting for the perfect seller to come down on your dream home by $40 grand? Well guess what, if this is you - WAKE UP!
That's right! WAKE UP!! The housing market is already moving in the right direction! Prices have increased 10% over this same time last year! Gone are the days of wrestling with the idea of putting an offer on that ALMOST perfect home for a week. If this is you, you might as well hide under a rock! Those smart, aggressive buyers are beating you to the punch. There are multiple offers on EVERY PROPERTY, and it's driving prices up further and further. Not only that, but gone are the days of asking for everything under the sun, and getting it!
Sellers know it's a sellers market and no longer have to drop their prices by $40,000, pay for all of your closing costs, for a termite report, for lender required repairs, a home warranty, and roof certification! (By the way, if you recently bought a home and have no idea what any of this means, come talk to me. I'm curious as to who your Realtor was) Back to my point -GONE ARE THE DAYS OF WALKING THROUGH A CANDY STORE AND GETTING EVERYTHING YOU WANT.
It's just not happening. If you love that home, and you want it bad, you have to ask for the least amount of concessions to ensure the keys will be in your hand, and not that other buyer who wants the home just as bad.Why does this happen?
Well, there is currently less than a month of inventory currently on the market. What that means is if no new homes come on the market, the current inventory would be bought up in .8 months. That's right - IN LESS THAN A MONTH. So remind me again why you are still waiting for prices to drop again??? Again back to my point..... When supply is way down, demand goes WAAAAY up. This is basic economics people. If you haven't figured that out by now you MUST have been living under a rock! Anyway, my point is this, if you have been waiting for the perfect time to buy, if you wait any longer, your opportunity may have been missed.
